We are frequently asked, " What projects are the best to do for resale?" The last thing you want to do is put  more money into your home than you will recoup when it comes time to sale your house. Here is a short list...

Project (average cost recouped, national) according to Realtor Magazine:

Minor kitchen remodel (88%) For resale sometimes just changing the kitchen drawer pulls will make all the difference.

Bathroom remodel (85%) Fresh and clean goes a long way!

Major kitchen remodel (81%) Be careful here- remember to not over do here.

Family room addition (80%) Permit, Permit, Permit! 

Deck addition (77%)

Master suite (75%) there is a difference between personal taste & resale decorating. Which are you doing? Remember sexy red may not be appealing to anyone but you.

Attic bedroom (74%) This made me smile--it would be rare this would be appealing in Florida

Siding replacement (73%) Clean the outside of your house. Curb appeal is and always will be HUGE!

Projects that may increase your home’s value include: Jacuzzi (4 jets or more); permanent hot tub; in-ground pool; security system; sprinkler system; substantial out buildings; and vaulted ceilings. These may not add value to your house: above-ground pool; ceiling fans; garden pond; and light fixtures.

l Use durable, quality materials.

 Keep the value of your property within 15 to 20 percent of your neighbors’!!!! That's the key!
